2025 Dues Information

Happy Holidays Cedar Creek Residents,

We hope this post finds you all well this Holiday Season. As many of you have heard, the quarterly dues will be available to pay on-line in 2025 in addition to the mail-in option. Go to AFSM.Cincwebaxis.com to register your account for on-line payments. If you have any issues please contact All Florida Services Management.

In regards to the quarterly dues, they will be $200 this year. Simply speaking, the hurricane season left us with a $26,000 shortfall this year. As recommended by an outside audit, we had been increasing the dues at a rate of $25 a year since Hurricane Ian to bring our reserves inline with the increased storm activity since Hurricane Irma. Unfortunately, no one could have predicted the impacts this season culminating with Milton's direct strike. After looking at this year's finances, forecasting out next year's storm preparations, taking increases from all vendors from storm fallout, and estimating potential impacts from another storm, the Board felt this increase was warranted. It's never fun to make these choices, but there was no doubt it was required to to protect the community's financial security.

That said, Cedar Creek still enjoys some of the lowest dues in SW Florida. Our hope is for the weather to cooperate in the coming years and our finances to stabilize. Should you have any questions, please contact All Florida Services Management.

Thank You,

Cedar Creek Master Board
